What do you feel today? And what will the future look like? *

At the age of 90 I’m healthy and robust! I spoke to a medium once and she said I’d be the age of 102! I’d like to write a new book in the next few several years. I’m also hoping to work with a younger person who I can teach and can help me run around to do the rezoning work.

When you first started your business Did you learn anything that you can use or benefit from? *

I’ve learned a lot from my many years of rezoning properties. Most people are at the wrong spots when searching for properties to buy or develop. Instead look for areas that are undeveloped and not well developed.

What platform/tools do you use for your company? *

I don’t utilize any platform or tool for my business. I rely on my people skills, my ability to identify opportunities and capitalize whenever I spot that opportunity. My ability to communicate with others and the genuine desire to help those around me are my tool and platform.

What are the most influential books, podcasts, or other resources?

I’ve always loved reading from the age of a child; Freud, Russian novels come to mind. When it comes to his business I don’t think it is necessary to read books. In the beginning, I met an outstanding real estate professional who was much older that I am. I learned from him a lot about the real estate industry. I also bought property from him, so it was a win-win.

Tips for other entrepreneurs looking to begin or are just beginning their journey?

Find someone working in real estate. If you don’t have anyone to talk to, call some people and get to know them to see what kind of match. Make it a win-win situation that allows you to benefit from their experience and may also be able to help them. Also, don’t follow standard ways to do things.

What’s your background story and how did you come up with the idea? *

I was raised in Jerusalem. Since a very young age, I was fascinated by religion and enjoyed the tale of how the apostle Paul/Saul discovered the city and developed it. I’ve also been interested in electronics. I even had an uncle from New Jersey who could help me. I moved to the U.S., and after having completed my education, I was offered an electronics job. In this position, I assisted in the reprocessing of an operational instrument which increased from one unit to 24 units. Two of these situations that stick out in my memory where I saw the possibility to make something better and enhance it to increase its output and efficiency, as well as how it helped others.

The process for launching the business. *

Rezoning requires a few key steps. Begin by researching a parcel of land you want to buy for rezoning by looking into the kind of property it is located in, the type of schools in the vicinity, businesses in the surrounding area, etc. The next step is to go to city meetings and to meet individuals like council members or the mayor, and neighbors. If you can connect with these people before they arrive and help them achieve their goals They may be more willing to help you. For instance, I purchased a 20-acre property for cheap due to an incinerator nearby. Through the construction of a wall and beautifying the area, I was able to hide what most people would find ugly. I then talked with neighbors for their consent by making use of 1 acre of the land to expand their property.

Since its launch, what’s been the most effective strategy to draw and keep customers? (or from other investors/companies who support you)*

It’s my ability connect with people especially women which has helped me in my work as well as in my personal life. I’m a warm-hearted person who has always enjoyed people. I was raised this way, not something that was learned to me. I also am a fan of charity work and like helping others that are less fortunate.
