Making the Right Commercial Roof Investment

Market conditions are always in flux, and this has affected the price of building materials, hiking up overall costs of roof replacements. The United States experienced the largest annual increase in the cost of building material prices between 2024 and 2025. This is not going to change any time soon. But businesses with a preventative maintenance program in place can still save from unnecessary repairs and early roof replacements.

The choice of roofing system and attachment technique is a huge contribution to the overall commercial roofing costs. Businesses often need to consider the roofing requirements put in place for their specific industry, which decides what roof they will need. For example, restaurants commonly use PVC roofing due to their resilience against grease and moisture, while hospitals are more likely to use self-adhered roofing systems to reduce the fire risk as well as the noises produced during installation.

Even if quality roofing materials are used, if installation is done poorly, roofing systems will not last long, costing businesses even more money. A poor installation can cause water to creep into various roofing components. This can ultimately lead to structural damage while risks to both workers and existing inventory or assets. The worst case is the halt of operations and widespread financial losses.

The size of warehouses is another determinate that can increase commercial roofing prices as the bigger the roof the more roofing materials it will need. The average warehouse in the United States is typically around 18,000 square feet in size, which could cost thousands even millions of dollars less than warehouses that are millions of square feet in size.

It might seem that commercial roofs that use the best materials and are installed properly can be left alone for many years, but a regular maintenance approach is necessary to keep commercial roofs working year-round. A life cycle roof management is a continuous process that businesses should take to keep commercial roofs working properly and detect issues before they become full-blown repairs. The process involves yearly inspections and regular cleaning to prevent buildup. Although, there are still possibilities of damages being made by other trades completing uncertified installs or maintenance on the roof.

Warranties are a way to lessen some of the long-term costs, but only if the right warranty is chosen. The best warranties can lessen the costs of expensive repairs while providing coverage for at least 20 years, increasing the overall value of the facility Manufacturing and workmanship warranties are the two most common warranties used for commercial roofs, although the ideal choice is to get dual manufacturing and workmanship warranties for the best total coverage. However, any roof warranty can be voided if businesses do not practice life cycle roof management and provide poor maintenance records while adding uncertified modifications.

A commercial roof can be a costly investment for any business if it requires sooner-than-expected replacements. Preventative maintenance practices that continuously check the status of a commercial roof and address issues as they arise is the best way for businesses to keep commercial roof prices at the lower end for as long as possible.
